Co-warehousing is a shared warehouse building where you rent a small private unit and get access to the entire facility around it — loading docks, offices, co-working, a café, and staffed shipping and receiving — on a flexible membership instead of a long commercial lease.
Most co-warehousing is a bare unit behind a shared roll-up door and a corporate leasing portal. Essentially a glorified self-storage facility with a waiting room. We're a family business, and we build our buildings the other way around: warm, well-designed common space — co-working areas where you can actually work, a real café, meeting rooms, on-site community managers who know your name — with your private warehouse attached to it. It's closer to a co-working club with loading docks than a storage park.
We're a family business that puts industrial buildings back to work. We've done this before: our first project was in Eindhoven, Netherlands were we took on a set of 1934 shoe factories that were aging toward museum-piece status and turned them into C'park — 200,000 sq ft of office, co-working and maker space, now home to more than a hundred working companies. In Massachusetts we're doing it again, under the Ware Street Workspaces name and our parent company Aloka Properties. We take on the buildings that stopped working — too old, too odd, too big for one tenant — and put in the money and effort others won't. Our communities and neighborhoods get a vacant building filled with dozens of new companies, and our members get a real warehouse unit on flexible terms, ready on day one: a place built by people who work hard, for people who work harder.
Co-working memberships are $280 per month, which then allows members to rent warehouse space on a weekly basis subject to availability. Private workspace and warehouse unit pricing varies by size and location, so we quote it per suite — call (781) 776-7798 or book a tour and we'll price the space you actually need.
The smallest private unit is 250 sq ft, and they scale to 2,500 sq ft. These come with facility memberships baked in based on the size of the unit. Many members take one base unit, then rent space on a monthly basis when they need more. We also find many members realize they can use FAR less space than they originally thought once they appreciate how much the common area space fits their day to day needs.
Terms are flexible: We generally ask for a 6 month upfront commitment, then you can transition to month-to-month memberships if you like, or renew on longer terms if you prefer. You can add or give back space as your operation changes, without a traditional multi-year commercial lease. This is especially powerful for e-commerce or other companies with seasonality.
Your membership includes 24/7 secure access to your private unit, high-speed Wi-Fi, utilities, shared loading docks and drive-in access, co-working desks, café and lounge, meeting rooms, shipping and receiving support, and free on-site parking.
